Changes Coming to the Village and Insight on Estero New Construction
Since we live in the Village of Estero, we want to help keep you informed with development as well as Estero New Construction on the residential front. These changes have impacts on our lifestyle and we want to share with you what has happened. Below you will find an overview of the Planning & Zoning Meeting, along with the Design Review Meetings that occurred in January.
Planning & Zoning Board Meeting on January 16, 2018.
There 6 items on the agenda regarding Estero Grande Plat Tidewater Plat, West Bay Club, Estero Grande Parkside, Shops at Coconut Trace and Comterra Development. We have highlighted the key aspects that occurred for each topic.
Estero Grande Plat
They are proposing a plat creating 9 tracts including commercial, multi-family residential, with the remaining tracts dedicated to a preserve area, roadway and road right of way, and lake and site drainage areas. Estero Grande is located west of the intersection of Estero Parkway and US 41.The Board voted to recommend Council approve this application.
They are requesting to create 118 single-family lots from three tracts which were created under Tidewater Phase 3. This would be the final phase in this community which is located west of Ben Hill Griffin Parkway and south of Estero Parkway. The Board voted to recommend Council approve this application.
West Bay Club
They are proposing to develop 4 pickleball courts, 1 bocce ball court, a restroom facility, dog park, infrastructure and parking area. West Bay is located off of Williams Road.The Board approved this application with the conditions.
Estero Grande Parkside
They are requested a deviation to the Land Development Code to allow for a reduction from a total of 436 to 347 parking spaces, allowing for additional green or landscaped space and a reduction in surface water runoff. Estero Grande is located west of the intersection of Estero Parkway and US 41.The Board voted to approve this application with the conditions.
Shoppes at Coconut Trace (NCH)
The property is located west of US 41 and across from Coconut Point Shopping Center. Naples Community Hospital is requesting a zoning amendment to a Shoppes at Coconut Trace to remove the hours of operation restriction on a freestanding emergency medical facility and to allow 24-hour emergency service 7 days a week. They are proposing a 40,000 square foot, two-story healthcare facility, including ER, Medical Offices, testing facilities, and related ancillary services. In the proposal they want to deviated form the placement back from US-41 and the maximum height to allow architectural building elements up to 62 feet. The Public Commented:16 residents spoke in opposition and 5 residents spoke in favor to this change to the resolution. The board also stated over 200 emails received in opposition to the changes. The Board voted unanimously to recommend Council deny this application.
Public Information – No voting takes place during this portion of the meeting.
Comterra Development – They are proposing to build a 128-room, 5 story hotel at 2340 Walden Center Drive, west of US 41 and south of Coconut Road and approximately 250 feet west of the intersection of US 41 and Coconut Road. There was one Public comment which was a resident in opposition to the proposal.
Design Review Board Meeting on January 24, 2018.
There 4 items on the agenda regarding Park Place of Estero, Estero Ridge Plaza, Marriott and University Self-Storage. We have highlighted the key aspects that occurred for each topic.
Park Place of Estero
The development company was requesting a development order for their 16-unit single-family residential subdivision for the property located at 9400 Block Lane. This is just north of Estero High School and West of River Ranch Rd. This was approved by the Board with the condition that the sign and gate information must be brought to the board for approval.The plans call for one or two-story semi-custom homes, with architecture consistent with the homes that are already on Block Lane. They are planning a shaded, public gathering space with pavers and benches next to a ½-acre meandering lake with fountain, along with sidewalks along both sides of the road, and they will be retaining 3 on-site heritage trees and replacing those which must be sacrificed.
Estero Ridge Shopping Plaza
This Plaza is located at 20041 S. Tamiami Trail on the southeast corner of Estero Parkway and US 41. Representatives for the Plaza were requesting approval of the painting of their building. The application was approved by the board with conditions that they come to compliance with signage, landscape and add more grey tone to some portions of the building.
Workshops – There are not any voting during this section of the meeting.
Marriott Springhill Suites Hotel
They are proposing a 5-story, 100-room hotel on a 2.5± acre site located at 10370 Corkscrew Commons Drive, adjacent to Embassy Suites. They were requesting board review of the architectural element changes from a previous presentation to the board. They changed the balcony and railings. The board recommend that they bring color chips when they present again to the board.
They are proposing to build a 3-story self-storage facility with 725 storage units along with an ancillary office space located on the west side of Ben Hill Griffin Parkway across from Grandezza. They have varied roof height, changed shutters, added pedestrian crossings, handicap parking and a bike rack. They also added palms along Ben Hill and showed that there will not be a monument sign as the signage will be on the building itself. The Board recommended adding a mini tower between the two end towers and awnings to add depth. There were 4 residents of Tidewater who spoke their concerns about this project.
