5 SWFL Markets, 5 Very Different Stories

Southwest Florida is not one market — and the gap between Estero and Fort Myers has never been wider. Here's the 60-second version.

Estero — 664 closed sales this peak season (Nov 2025–Mar 2026), +19% YoY and the strongest in five years. Inventory tight at 2–3 months. Sellers favored; buyers must move quickly on well-priced homes.

Naples — Premium and stable. Cash-heavy luxury buyers aren't rate-sensitive. Homes take ~3 months to contract; more negotiable than Estero.

Bonita Springs — Strategy market. 8–12 months of supply. Well-priced, well-presented homes still move; overpriced ones sit.

Punta Gorda — Buyer leverage growing. 6–10 months of inventory and slower absorption. Real negotiation room.

Fort Myers — The cautionary market. 4,000+ active listings, 12–15 months of inventory, 5+ months to contract. Clearest buyer's market in the region.

The big number: 24,000+ new housing units are in the pipeline along the Corkscrew Road corridor — the largest development wave SWFL has seen in a generation, with Estero at the center.
