The Constraint Is Time, Not Inventory
There is no shortage of homes in Estero and along the Corkscrew Corridor. The shortage is days on the ground. A buyer flying in from New York or New Jersey typically has two or three usable days, and how those days are structured determines whether the trip produces a decision or another trip.
The second constraint is access. A large share of the communities worth seeing here are gated or guard-gated. You cannot drive in, and a listing photo will not tell you how a community actually feels at four in the afternoon. That is the specific gap a full-time buyer's agent closes.

Offers and Closings Without a Second Flight
Offers are executed electronically. Inspections are scheduled and attended on your behalf, with photo and video documentation rather than a summary phone call. Repair negotiations, appraisal access, and vendor visits are handled locally. Closing is coordinated with the title company, and the signing method is arranged around where you are.
The part that requires real attention is due diligence timing. From out of state it is easy to let a week of the inspection period evaporate. Document requests, inspections, and insurance quotes should all be initiated the day the contract is executed.
