Overview
Broadway Crossing is a Lennar community on Broadway Avenue, east of US-41, in Estero. Lennar's own language for it is "an exclusive collection of brand-new single-family manor homes" — not a master-planned community with thousands of homes. As of August 2026 it is coming soon and shown by appointment only.
Homes are offered with three to five bedrooms, three to four bathrooms, and 2,165 to 3,392 square feet across one and two-story designs. Pricing published by Lennar in August 2026 starts from the $600s.
Every home is built under Everything's Included® by Lennar, meaning features come included at no extra cost and there are no design center upgrade decisions to work through.
Positioning
Smaller and more boutique
Lennar's language is an "exclusive collection" — not a master-planned community with thousands of homes and a phased amenity campus.
West-of-corridor location
East of US-41, near Miromar Outlets, Coconut Point, Koreshan State Park, and Hertz Arena. A very different setting from the Corkscrew Road buildout several miles east.
Higher price point
From the $600s, above Kingston South's from the $400s. This is Lennar's upscale product for this market.
No design center decisions
Everything's Included® suits buyers who want simplicity over customization. If choosing every finish is part of the appeal for you, this model is not that.
Lennar markets Broadway Crossing alongside Kingston as companion products aimed at different buyers.

Opinion
This section is our opinion, not published builder information.
Broadway Crossing is a different kind of Lennar community for this market. The "manor homes" positioning and the $600s price point suggest Lennar is targeting move-up and luxury buyers rather than the volume they're building at Kingston South.
The location near Miromar and Coconut Point suits buyers who want west-of-corridor proximity to established retail and dining. For buyers who want a new Lennar home without the scale of a 3,600-home master plan, this is worth watching.
Details on amenities and community structure are still limited — we will update as Lennar releases more.
Considering Kingston South instead? Kingston South by Lennar, Pulte, and Neal Communities offers a larger master-planned community with a major amenity campus on Corkscrew Road — a different setting and a different lifestyle. Compare communities
Buyer Representation
On new construction, the builder pays the buyer agent commission. Bringing your own representation does not increase what you pay for the home.
The on-site sales team works for the builder. Our job is to look at the contract, the deposit schedule, the homesite tradeoffs, and the delivery timeline from your side of the table.
Representation should be established before your first visit to a sales office. Registration rules vary by builder, and they are generally difficult to undo once you have walked in unrepresented — which matters more than usual here, since Broadway Crossing is by appointment only.
The Jack Mancini Team has handled new construction transactions across Estero for more than two decades, including Lennar communities. We can walk the contract, the timeline, and the homesite options with you before you commit.
