The practical gap between these tiers is large. Among the communities with verified data, Stoneybrook, Grandezza, Corkscrew Shores, Pelican Sound and Belle Lago permit 12 leases per year with a 30-day minimum, which makes monthly seasonal rentals workable. Most others cap at three to six leases per year. Both verified 55+ communities — Cascades at Estero and Tidewater — allow two, which is typical for age-restricted communities, and RiverCreek, Miromar Lakes, Pelican Landing and The Ritz-Carlton Residences, Estero Bay each permit a single lease per year. The communities permitting monthly rentals skew older and west of I-75; the newer Corkscrew corridor communities are generally more restrictive. Corkscrew Shores is the notable exception — a newer community with fully flexible rental terms. For seasonal owners, or anyone considering rental income, this is often the single most consequential difference between two otherwise similar communities.

The lease count matters as much as the minimum duration, and the two can point in opposite directions. Pelican Landing allows a 30-day minimum — the shortest in the dataset — but only one lease per year, which makes it effectively a one-tenant-per-year community. A buyer reading only the 30-day figure would misread it as seasonal-rental friendly. RiverCreek reaches the same restrictive tier from the other direction, with one lease per year and a 210-day minimum.

Grandezza and Pelican Sound are the only golf communities in the dataset with flexible rental terms. Most golf communities restrict rentals more tightly, so the combination of bundled or optional golf and 12 leases per year is unusual.

Lease caps and minimum lease terms vary by sub-association and are changed by associations over time. Anyone buying with rental income in mind should verify the current rules in the association documents before making an offer.

A community can have more than one of these — West Bay Club, Pelican Landing, and The Colony at Pelican Landing offer both a private beach club and Gulf boat access. Pelican Landing's beach park is unusual in that it is reached by community water taxi rather than by car, and Spring Creek adds kayaking, canoeing, and sailing access. Built — build-out era key

"Built" is an approximate build-out range, not an exact date. It is estimated from the year built on the sampled MLS listing plus community development history, and most communities build out over roughly five to ten years — so individual homes within a community vary, sometimes by a decade or more. Miromar Lakes and West Bay Club span an especially wide range because they built out over many years and are still adding phases (The Island is West Bay Club's final phase), so their era value is broader than a community that built out quickly.

Build-out era predicts several things this data confirms. CDD correlates strongly with build-out era, but the relationship is not absolute: most 2010s and 2020s communities carry a CDD, yet Corkscrew Estates (2020s) and Tidewater (2010s) do not, and a few pre-2000 communities such as Pelican Landing do. Newer homes generally have impact-resistant windows and doors as standard, while older communities more often have manual or electric shutters — which matters for insurance. Older communities have mature landscaping and often larger lots, something newer communities cannot replicate for decades. And in an older community the roof, A/C, and water heater are more likely to be at or near replacement age, while in a 2020s community they are not. That is a real carrying-cost difference that never appears in an HOA fee.

Active special assessment key

A special assessment is a temporary additional charge, usually funding a specific capital project or repair, on top of regular dues. It is not permanent, but it affects carrying cost while it is in place — ask how long it runs and what it is funding. Whether one exists changes over time, so verify current status before making an offer.

How this data was sourced

Several structural attributes here were sampled from individual live MLS listings in August 2026, and every sampled listing was a single-family home. Condo, villa, and townhome fees, maintenance inclusions, and lease rules within these same communities will differ, and attributes also vary by sub-association. It also asks which home type you are considering.

What that looks like in practice: the one condo comp

The Ritz-Carlton Residences, Estero Bay is the one condominium comp in this dataset, and it shows concretely what the sampling caveat means. Its fee structure is not a variation on the single-family model — it is a different model: a monthly condominium fee paid alongside a master association assessment, rather than quarterly or annual HOA dues. The inclusions are unusually comprehensive: cable, internet, water, sewer, trash removal, irrigation water, lawn and land maintenance, exterior pest control, security, street lights and street maintenance, concierge service, and reserves. Any condo, villa, or townhome inside the single-family communities listed here will follow a comparable pattern — different billing cadence, different inclusions, different totals — which is why the fee request form asks which home type you are considering rather than quoting a community-wide number.

Fees that scale with residence size

Fees at The Ritz-Carlton Residences, Estero Bay are proportional to the size of the residence rather than a flat amount per home. Verified listings in the building show total annual recurring cost tracking almost exactly with square footage, so a larger residence carries proportionally higher dues. That makes a community-wide figure meaningless here — ask for the number specific to the residence you are considering.

A pattern worth noticing

One pattern stands out: among the newer Corkscrew corridor communities, lawn and land maintenance is almost universally included in the HOA, while the older west-side and golf communities more often leave it to the owner. That is a genuine structural difference in what the fee buys, and it tells a buyer more than comparing fee amounts directly.

Where the CDDs are

Verified no CDD: Grandezza, Corkscrew Shores, West Bay Club, Bonita Bay, The Brooks, Belle Lago, Reserve at Estero, Country Creek, Wildcat Run, Rookery Pointe, Tidewater by Del Webb, Cascades at Estero, Summercrest, Corkscrew Estates and Genova. One golf structure that stands apart

Belle Lago is the only community in this data set where golf is reached through an adjacent private club rather than an on-site course — residents take golf-cart access to Estero Country Club. That is a genuinely different arrangement from bundled golf, on-site equity membership, or public pay-to-play, and a buyer comparing "optional golf" across communities would not otherwise see the distinction.

The amenity-versus-fee tradeoff

Corkscrew Estates is the clearest example in the dataset of the amenity-versus-fee tradeoff: a luxury community with essentially no shared amenities, no CDD, and no transfer or application fees at closing. It sits at the opposite end of the spectrum from the resort communities on the same road. The 'Essential' amenity tier is not a downgrade — it is a different value proposition, and the comparison tool surfaces it so buyers can choose which side of the tradeoff they prefer.
