No homes are for sale in Kingston yet. Buyers who register for the interest list now will have first access to lot maps, floor plans, and pricing when builders begin releasing inventory — early registration matters for securing the best lot positions.
Villa buyers — act now. Lennar's September 21 opening includes only 10 villas, including the model. After those sell, no additional Lennar villas are expected to be released for approximately 18 months. Lennar's Kingston villa product is the same single-story attached series offered at Verdana Village. Buyer representation must be established before your first builder contact.

Kingston spans more than 7,600 acres and will take over a decade to build out. Rather than one neighborhood, it is a collection of distinct communities — each with its own builder, its own amenity campus, and its own character. Choosing Kingston means choosing which part of Kingston.
The developer has released the initial sections shown below. Additional neighborhoods, builders, and amenities are expected to be announced over the coming years as later phases move forward.
Taylor Morrison
North side of Corkscrew Road. Resort and wellness focused, built around Taylor Morrison's Esplanade lifestyle brand with a dedicated Wellness Center, Culinary Center, and lifestyle programming. Widest price spread at Kingston: two-story condominiums at the entry point through single-family homes at the top. Its own separate amenity campus.
Best for: Buyers who want a lifestyle-managed, amenity-forward community; seasonal and lock-and-leave owners; those wanting the newest finishes.

Kingston South and Esplanade at Kingston are not interchangeable. They are built around different versions of a good day.
Kingston South is built around activity and volume — a massive aquatic complex, dozens of pickleball courts, a live-music venue, and the full slate of social amenities. If your ideal Saturday involves the pool, the courts, the restaurant, and not getting in a car, this is your section. In recent community meetings, Cameratta has noted that amenities consistently rank at the top of what residents want, and the developer has been expanding amenity programming across its Corkscrew Corridor communities in response. Kingston South is that stated direction at full scale.
Esplanade at Kingston is built around the feeling of a resort — curated amenities, a lifestyle director, a wellness center, a culinary program, and a slower cadence. Taylor Morrison’s Esplanade brand runs the same way across Florida: hospitality-managed, not self-managed.
Neither is better. They are for different buyers. The right answer is whichever one matches how you actually want to spend a Tuesday afternoon.
Per builder sales representatives, amenity access is expected to be section-specific — the section you choose determines the amenities you use. Specific amenity details remain subject to change as the phases are built.
Because these are separate communities, amenity access at Kingston is expected to be section-specific. The Kingston South amenity campus is expected to serve Kingston South residents, and Esplanade at Kingston has its own. This comes from conversations with builder sales representatives and has not been confirmed in writing by the developer or any builder.

Kingston is a 7,600+ acre master-planned community on Corkscrew Road in Estero, developed by Cameratta Companies — the same developer behind Verdana Village, The Place at Corkscrew, Corkscrew Shores, and Preserve at Corkscrew. At roughly 10,000 homes it is one of the largest residential developments ever planned in Southwest Florida.
Scale is what makes it different from its neighbors — it is large enough to support commercial space, a hotel, adjacent school access, and separate amenity campuses for separate sections. Those details are broken out in the panels further down the page.
It is also a conservation project. Over 3,300 acres of former farmland are being restored to wildlife habitat and preserve, including a dedicated panther crossing beneath Corkscrew Road, with roughly $100 million committed to the restoration effort.
For buyers considering new construction in Estero, the practical appeal is timing: entering at Phase 1, before the commercial, school, and amenity infrastructure is built out.
Community Plan
Most published coverage of Kingston mentions only Kingston South and Esplanade. The developer’s aerial master plan shows more: four labeled residential sections, a dedicated Kingston School parcel, two separate commercial parcels (one at the far northeast, one central near the school), and the new Kingston Village Parkway connecting them.

Site update (August 2026): Esplanade model homes are almost finished and on site with floor plan signage installed, verified in person by the Jack Mancini Team. Two facts sit next to each other here. First, the developer’s master plan rendering identifies a section labeled The Estates at Kingston South, located west of Kingston South on the south side of Corkscrew Road. Second, Kolter Homes is confirmed as a Kingston builder for a later phase.
Early indications suggest Kolter may be the builder for that section, but that connection is unconfirmed. The developer has not formally announced the builder, product type, pricing, or timing for The Estates at Kingston South.

Local Update — Verified Locally, August 2026
Some builder marketing materials still list RAD Winery on Corkscrew Road as a nearby attraction. That location is closed. The Corkscrew Road property was sold to Summit Church, which is planning an additional campus at the site. RAD's Miromar location remains open. We note this because current, on-the-ground information matters more than dated brochure copy when you're evaluating what's actually around a new community.

A True North Classical Academy campus is expected to open adjacent to Kingston in 2028. True North is a tuition-free public charter school network whose existing campuses consistently rank in the top 1% of Florida public and charter schools.
The Kingston-area campus is planned as a full K-12 school serving approximately 3,100 students. The school site is planned with golf cart connectivity to the Kingston community, which would allow students to travel between home and school without using public roads.
Golf cart connectivity is the detail that matters most day to day. No other Corkscrew Corridor community currently offers a planned school campus reachable from home without entering public roads, and for families evaluating the move it changes the shape of a school morning.

Kingston is located along Corkscrew Road in Estero, Florida — part of the Corkscrew Corridor, one of the fastest-growing areas in Southwest Florida. The location offers direct access to I-75, connectivity to Alico Road and Daniels Parkway, and proximity to major retail, medical, and entertainment hubs.

Healthcare is also moving toward the corridor. Cameratta Companies announced at a recent community meeting that Lee Health — Southwest Florida’s largest healthcare system — is bringing outpatient services to the Corkscrew Corridor. Specific facility details and timeline have not been confirmed in writing.
