Overview
Summercrest is a gated townhome community by Toll Brothers in Estero, Florida. Approximately 153 townhomes are planned on a roughly 21-acre site at the northeast corner of Corkscrew Road and Sandy Lane, with a site address of 21254 Estiva Villa Circle.
The homes are two-story, 3 bedroom, 2.5 bath townhomes ranging from approximately 1,944 to 2,495 square feet. That puts Summercrest in a category Estero does not have much of: attached, newly built, gated product close to the center of the village rather than out along the eastern end of the corridor.
The site was rezoned to an Estero Planned Development, approved unanimously by the Estero Village Council in October 2024, with a maximum height of 35 feet across two stories. The approved rezoning permitted up to 171 homes; the announced plan is roughly 153. Sources vary between 153 and 154, so treat the exact count as approximate until the final plat is built out.

Every home at Summercrest is a two-story townhome with 3 bedrooms and 2.5 baths, ranging from approximately 1,944 to 2,495 square feet. The spread between the smallest and largest plan is around 550 square feet, so the practical differences come down to loft space, flex rooms, and lanai configuration rather than a fundamentally different home.
Home designs include covered lanais, lofts, and optional flex rooms and offices. Buyers personalize their home at the Toll Brothers Design Studio in Bonita Springs.

Summercrest occupies the northeast corner of Corkscrew Road and Sandy Lane, with a site address of 21254 Estiva Villa Circle. The site plan calls for two access points — one via Design Parc Lane and one via Sandy Lane.
The location is the distinguishing feature. This is the western, established end of Corkscrew Road, within walking distance of the Estero Village Center Hub, rather than the newer communities several miles east. Coconut Point, Miromar Outlets, I-75, RSW, and the Gulf beaches are all short drives.
