As of August 2026, the Esplanade at Kingston model homes are almost finished and on site — landscaped, signed, and displaying floor plan information. This was verified in person by the Jack Mancini Team during a site visit, not taken from a builder announcement.
The same is true across Kingston South: the Lennar, Pulte, and Neal Communities models are also nearly finished and very close to opening. Every Phase 1 builder at Kingston is in the final stretch.
Important distinction: models being almost finished is not the same as sales being open. We are not stating that sales have officially opened at Esplanade or elsewhere. For the current sales status, release schedule, and what each builder is quoting today, contact the team at (239) 218-2685.

Where Kingston South is built around activity and volume, Esplanade is built around the feeling of a resort — curated, hospitality-managed, and oriented toward wellness and dining rather than courts and waterslides. The right choice depends entirely on how you want to spend your time.

Entry Point Into Kingston
The two-story condominiums are the low end of Taylor Morrison's published $350s to $1M+ range at Esplanade at Kingston, starting from the $350,000s as of August 2026. Single-family plans run from there up to the top of the same range.
That matters more than it first appears. It means Esplanade spans a far wider price range than a resort-brand section would normally suggest — and it makes the condominiums the most accessible entry point into the entire Kingston master plan, inside the section with its own dedicated amenity campus.

Opinion — The Jack Mancini Team's Take
The following is our professional opinion, not a statement of fact. Based on what we have seen on site and across Taylor Morrison's Esplanade communities in Southwest Florida, we expect Esplanade to deliver the highest-end finishes and the most upscale product of the builders at Kingston. Esplanade is Taylor Morrison's resort lifestyle brand, and the section has its own dedicated amenity campus.
In our view, that combination — brand positioning plus a private amenity campus — is what sets the section apart. This is not a ranking of builder quality. Lennar, Pulte, Neal Communities, and Kolter all build well and serve different buyers, price points, and priorities. Plenty of buyers will be better served elsewhere in Kingston.
Neal Communities is a good example of that. In our view, Neal is doing some of the most interesting outdoor-living work at Kingston — a range of pool and spa configurations, and the option to build a deeper pool, which is not something every builder in this corridor offers. If the backyard is where you actually live, that is worth a close look.
The right question is not which builder is "best," but which product, price range, and lifestyle fit what you actually want. That is the conversation we would rather have with you.
Amenity access note. Esplanade at Kingston has its own dedicated amenity campus. Based on conversations the Jack Mancini Team has had with builder sales representatives, amenity access at Kingston is expected to be section-specific — Kingston South residents are not expected to have access to Esplanade amenities, and Esplanade residents are not expected to have access to the Kingston South amenity campus. This has not been confirmed in writing by the developer or any builder. Esplanade at Kingston is the most lifestyle-oriented and hospitality-driven neighborhood within the broader Kingston development. It is not just another section of Kingston — it is the premium resort-lifestyle expression of the entire master plan, and buyers are looking at it before full launch momentum and later-phase pricing take hold.
Premium neighborhoods within large master-planned communities often become the most desirable and expensive pieces of the development once amenities are completed, branding takes hold, and resale premiums emerge. Early buyers often have access to the best lot positions and introductory release pricing, and in communities of this scale the difference between Phase 1 and Phase 3 pricing can be significant.
