    Site Visit — August 2026

Model Homes Are Almost Finished and On Site

As of August 2026, the Esplanade at Kingston model homes are almost finished and on site — landscaped, signed, and displaying floor plan information. This was verified in person by the Jack Mancini Team during a site visit, not taken from a builder announcement.

The same is true across Kingston South: the Lennar, Pulte, and Neal Communities models are also nearly finished and very close to opening. Every Phase 1 builder at Kingston is in the final stretch.

Important distinction: models being almost finished is not the same as sales being open. We are not stating that sales have officially opened at Esplanade or elsewhere. For the current sales status, release schedule, and what each builder is quoting today, contact the team at (239) 218-2685.

Esplanade at Kingston: Pricing, Floor Plans & Planned Amenities

    Entry Point Into Kingston

    Two-Story Condominiums From the $350,000s

The two-story condominiums are the low end of Taylor Morrison's published $350s to $1M+ range at Esplanade at Kingston, starting from the $350,000s as of August 2026. Single-family plans run from there up to the top of the same range.

That matters more than it first appears. It means Esplanade spans a far wider price range than a resort-brand section would normally suggest — and it makes the condominiums the most accessible entry point into the entire Kingston master plan, inside the section with its own dedicated amenity campus.

Pricing is set and published by the builder and can change without notice. Confirm current pricing and availability before making decisions.

Opinion — The Jack Mancini Team's Take

Where We Think Esplanade Lands Among Kingston's Builders

The following is our professional opinion, not a statement of fact. Based on what we have seen on site and across Taylor Morrison's Esplanade communities in Southwest Florida, we expect Esplanade to deliver the highest-end finishes and the most upscale product of the builders at Kingston. Esplanade is Taylor Morrison's resort lifestyle brand, and the section has its own dedicated amenity campus.

In our view, that combination — brand positioning plus a private amenity campus — is what sets the section apart. This is not a ranking of builder quality. Lennar, Pulte, Neal Communities, and Kolter all build well and serve different buyers, price points, and priorities. Plenty of buyers will be better served elsewhere in Kingston.

Neal Communities is a good example of that. In our view, Neal is doing some of the most interesting outdoor-living work at Kingston — a range of pool and spa configurations, and the option to build a deeper pool, which is not something every builder in this corridor offers. If the backyard is where you actually live, that is worth a close look.

The right question is not which builder is "best," but which product, price range, and lifestyle fit what you actually want. That is the conversation we would rather have with you.

Amenity access note. Esplanade at Kingston has its own dedicated amenity campus. Based on conversations the Jack Mancini Team has had with builder sales representatives, amenity access at Kingston is expected to be section-specific — Kingston South residents are not expected to have access to Esplanade amenities, and Esplanade residents are not expected to have access to the Kingston South amenity campus. This has not been confirmed in writing by the developer or any builder. If you are comparing sections, verify in writing which amenities you will have access to and when they will be complete before you contract. See the Kingston South page for more detail.

    Why This Matters

The Premium Lane Inside Kingston — and Why Buyers Are Watching Now

Esplanade at Kingston is the most lifestyle-oriented and hospitality-driven neighborhood within the broader Kingston development. It is not just another section of Kingston — it is the premium resort-lifestyle expression of the entire master plan, and buyers are looking at it before full launch momentum and later-phase pricing take hold.

Premium neighborhoods within large master-planned communities often become the most desirable and expensive pieces of the development once amenities are completed, branding takes hold, and resale premiums emerge. Early buyers often have access to the best lot positions and introductory release pricing, and in communities of this scale the difference between Phase 1 and Phase 3 pricing can be significant. That said, this is the Jack Mancini Team's professional opinion based on prior Corkscrew Corridor buildouts, not a statement of fact — appreciation is not guaranteed.

The surrounding growth story reinforces it: roughly 700,000 sq ft of planned commercial space, the True North Classical Academy school site, and the Corkscrew Road infrastructure expansion all support long-term demand across the development. The full development story lives on the Kingston overview page.

Jack Mancini has walked hundreds of lots across the Corkscrew Corridor and can help identify the strongest positions — preserve views, water views, orientation, and proximity to the amenity campus all affect both initial pricing and long-term resale. The builder pays the buyer agent commission, so expert representation costs you nothing.

    Community Overview

    What Is Esplanade at Kingston?

Esplanade at Kingston is the Taylor Morrison resort-lifestyle neighborhood within the larger Kingston master plan — the most significant development underway in Estero, Florida. Kingston South covers the broader, multi-builder first-wave opportunity on the south side of Corkscrew Road with homes from Lennar, Pulte, and Neal Communities. This page is about the premium, single-builder lane.

Located on the north side of Corkscrew Road, Esplanade at Kingston is a 660-acre gated enclave expected to include approximately 1,279 residences — single-family homes, twin villas, and condominium-style residences — all built exclusively by Taylor Morrison.

The Esplanade name carries weight because it signals something specific: a hospitality-inspired amenity package, a strong social environment, polished presentation, and a more elevated lifestyle identity than a typical production community. Taylor Morrison has built more than 30 Esplanade communities nationally, including Esplanade Lake Club in Fort Myers and Esplanade by the Islands in Naples — each centered on resort-style pools, wellness facilities, curated social calendars, and dining venues.

It sits in one of Southwest Florida's fastest-growing corridors alongside Verdana Village, The Place at Corkscrew, and Stoneybrook — but offers a distinctly different product: a branded resort-lifestyle experience from a single builder.

Who Is Esplanade at Kingston Best For?

Buyers who want a resort-style lifestyle without a golf membership obligation, in an all-ages community with a full social calendar, fitness facilities, dining, and pickleball as part of daily life. For some buyers it may also fit as a long-term investment, depending on goals and timeline.

If you are weighing Esplanade against Kingston South or other Corkscrew Corridor options, Jack can walk you through the differences based on budget, lifestyle, and timing.

    Location

Esplanade at Kingston Location & Access

Commute Estimates from Esplanade at Kingston

    RSW Airportapproximately 15–20 minutes

    FGCUapproximately 15–20 minutes

    Gulf Beachesapproximately 30–40 minutes

Miromar Outlets / Coconut Pointapproximately 20–25 minutes

Residents will also benefit from proximity to nearby services and shopping along Corkscrew Road, including The Shoppes at Verdana Village — Publix, dining, banking, and medical services.

    Schools

True North Classical Academy & the School Story

The confirmed school site for True North Classical Academy — a tuition-free public charter school ranked among the top 1% in Florida — is another factor drawing long-term interest to the broader Kingston area. The school is expected to serve approximately 3,100 students across a K-12 campus, with a projected opening around 2028 and planned golf cart connectivity directly to the Kingston community.

Even for buyers who may not be purchasing primarily for schools, the school story matters. It signals sustained demand across the Kingston development, which supports long-term property values, community vibrancy, and resale strength.

School timelines, final site details, and development plans may evolve as the project moves forward. Buyers should verify all final information as new announcements are released.
