As of August 2026, the Jack Mancini Team has walked the Kingston South site in person. Model homes from all three builders — Lennar, Pulte Homes, and Neal Communities — are on site and almost finished. They are close.
One important distinction: models being nearly finished is not the same as sales being open. Builders open model centers, release homesites, and publish pricing on their own schedules, and those dates move. What we can tell you is what is physically on the ground right now, because we were there.

Why This Matters
Kingston South is one of the first major residential neighborhoods launching within the Kingston master-planned community along Corkscrew Road in Estero, Florida. While the broader Kingston story is about long-range vision and scale, Kingston South is where that vision becomes something buyers can actually act on.

Every Kingston home is built under Lennar's Everything's Included® program, which bundles features into the base price rather than selling them as upgrades. Published inclusions cover stainless steel appliances with a gas cooktop and built-in wall oven, quartz countertops in the kitchen and baths, designer cabinetry and tile in wet areas, LED recessed lighting, 2" window blinds, a Frigidaire washer and dryer, smart home technology, and ceiling fan pre-wiring in bedrooms and the great room.
Lennar also markets the community's roughly 30-acre amenity campus — interconnected tropical pools with waterslides, a saloon-style restaurant and live music venue, an indoor sports complex, fitness center, pickleball and tennis courts, trails, a playground, and a dog park. Pulte's community materials list a 25-acre private resort amenity campus, impact glass included as standard, a gated natural gas community, and golf cart friendly streets. Amenity renderings include a resort pool, waterfall cove, spa, outdoor stage, saloon, indoor sports complex with indoor pickleball and basketball, fitness center, tennis, bocce, dog park, and playground. Pulte also references True North Academy within the master plan.
Several Pulte designs offer AllGen Floor Plan™ options — a separate suite with its own living space for multi-generational households — plus optional dens, lofts, and bedrooms in lieu of golf cart storage. That optionality is the main practical difference between Pulte and Lennar's bundled Everything's Included® approach: more choices to make, and more decisions that affect final price.
The Team's Take — Opinion
Per the Jack Mancini Team, Pulte is planning approximately 370 homes in Kingston South. Pulte has not published a count, so treat this as our estimate rather than a builder figure.
Pulte has a substantial presence along the Corkscrew Road corridor, so it is notable that their allocation at Kingston South is roughly 370 homes out of approximately 3,625 — around ten percent of the section. Lennar and Neal Communities are carrying considerably more volume here.
In our view, Pulte is bringing the same consistent, solid product they build elsewhere in the corridor, and the overall feel of Kingston South will likely be comparable to what buyers have seen at Verdana Village. A smaller allocation is not a knock on the product.

Neal Communities at Kingston
Neal Communities is planning four series at Kingston South — Cruise, Celebration, Cove, and Coastal — spanning paired villas and single-family homes from roughly 1,433 to 4,443 square feet across 24 floor plans. Six model homes are planned: two villas and four single-family. Neal is a private, family-owned Southwest Florida builder with roughly 50 years in the region and more than 15,000 homes built.
What Neal Has Published So Far
Neal Communities has published the least detail of the three Kingston South builders so far. Their community page is live but does not yet include floor plan specifics, pricing, or plan-level information. What follows comes from the developer's groundbreaking announcement (Cameratta Companies, November 2025). We will update this section as Neal releases more — and we will send it when it lands.

Opinion — Jack Mancini Team
In our view, Neal is doing some of the most interesting outdoor-living work at Kingston. They offer a range of pool and spa configurations and the option to build a deeper pool, which not every builder in this corridor offers. If the outdoor space is where you actually live, that flexibility is worth comparing carefully against the more standardized packages elsewhere in the community. This is our opinion based on what we've seen on site and in builder discussions — confirm all options and pricing directly with the builder.

Amenity Access & Phasing
Unverified — From Builder Sales Conversations
The following comes from conversations with builder sales representatives and has not been confirmed in writing by the developer or any builder. We are including it because it is the kind of thing buyers should be asking about — not because it is settled.
Amenity access may be section-specific. Per what builder representatives have told the Jack Mancini Team, the Kingston South amenity campus is expected to serve Kingston South residents only. Residents of Esplanade at Kingston and other future Kingston sections are not expected to have access to it. Esplanade has its own separate amenity campus.
This matters more than it first appears. A buyer reading about Kingston's amenities in the aggregate could reasonably assume everything is shared across the master plan. If access is section-specific, that assumption is wrong and it affects which section a buyer should choose.
The supporting detail already on this page adds another layer of uncertainty: Lennar markets a roughly 30-acre amenity campus and Pulte markets a 25-acre private resort amenity campus. Whether those describe the same Kingston South campus or something else has not been confirmed — which is itself a reason to ask.
Amenities are expected to be delivered in phases. Also per builder representatives: the amenity campus is expected to be built in phases rather than opening all at once. The general sequence indicated so far is outdoor courts first, then the indoor sports facilities including basketball and indoor pickleball, then a portion of the pool, with the remainder of the pool and the restaurant area completing in a later phase.
Phase order on a project this early routinely changes.
Actionable Advice
Before you sign, ask the builder in writing: which amenities will be complete when I close, which section's amenities do I have access to, and what is the current phasing schedule. Get the answer in your contract or in writing from the builder, not verbally from a sales representative. Amenity timing is one of the most common sources of disappointment in new construction, and it is entirely avoidable by asking early.

Kingston South may be a strong fit for buyers who want new construction in Estero with the flexibility to compare multiple builders and home styles inside one master-planned environment — single-family homes and villas from Lennar, Pulte Homes, and Neal Communities, across a wider range of product types and price points than a single-builder community.
For buyers who want to enter Kingston at a practical price point — without the more lifestyle-driven positioning of Esplanade at Kingston — Kingston South may offer the most accessible entry into the master plan. Local Update — Verified Locally, August 2026
A few builder websites — Lennar's among them — still reference RAD Winery on Corkscrew Road as a nearby attraction. That location is closed. The Corkscrew Road property was sold to Summit Church, which is planning an additional campus there. RAD's Miromar location is still open. Builder marketing is often written well before a community opens, so it's worth checking what's actually operating today before you factor nearby amenities into a buying decision.
Schools
One of the strongest demand narratives tied to the Kingston area is the confirmed school site for True North Classical Academy — a tuition-free public charter school that was confirmed at a recent local planning event. The school is expected to serve approximately 3,100 students across a K-12 campus, with a projected opening around 2028.
Having a top-tier school option adjacent to a new community is a significant draw — and one that buyers who think beyond just the first year of ownership recognize as a long-term value driver. True North Classical Academy's existing Miami campus is ranked in the top 1% of Florida schools according to PublicSchoolReview.com; the Kingston-area campus is a new location from that same operator and has not opened or been separately rated. The planned golf cart connectivity to Kingston makes it a genuine quality-of-life asset, not just a talking point.
The school story is part of why Kingston South appeals to a different buyer segment than many other Corkscrew Corridor communities — families who aren't just buying a house but planning a lifestyle around school proximity, community growth, and long-term investment.
